The home selling market is changing rapidly. More buyers are doing online research through sites such as® or Zillow®, where they search for homes prior to contacting a buyers agent. Hiring a Realtor® to list your home on the MLS will double your selling efforts by reaching the thousands of buyer agents searching for homes for their clients, as well as syndicating your home to the many third party sites that pull from local MLS listings.

*It is important to note that to use® as a selling tool, your home will only show on the site after you have listed with a Realtor® 


Photo Tips: According to the multiple listing service (MLS), only 30% of the listings have more than one photo and most are badly taken. Buyers report they don't spend time looking at listings without interior photos. QUALITY PHOTOS are very important and a critical step in attracting interested buyers.

The Ideal Selling Strategy

With Mountain Lodge Properties your property is listed in the MLS and you get to retain the "right to sell by owner", which is called an Exclusive Agency Listing (EAL). The EAL allows sellers to not have to pay a buyers agent commission if they themselves find an unrepresented buyer to purchase their home. The public rarely has the option to market their property on their own and be listed with an agent at the same time. 

Traditional agency brokerages do not market this type of real estate transaction to sellers because of their stingent brokerage guidelines or rules. Traditional brokerages will encourage you, or most often, have you use their Exclusive Right to Sell listing agreement, this guarantees them a commission whether they find the buyer or you find the buyer. In addition, they will have you agree to a long-term listing agreement often times with cancellation restrictions which will prevent you from re-listing with another broker.

We have eliminated those rules by allowing you, the seller, to have a unique, profitable and innovative, yet proven way to sell your home.

In today's market, the MLS still holds the marketing power to get your home sold. Most likely, that power will fade in the future with new technology becoming available to the public. We have already seen a shift in power due to the internet; but for now, the bottom line is as long as buyer's agents who only search the MLS to find homes are successful (at no cost to their buyer client), the MLS will reign supreme as the best search tool for anyone who purchases a home.
